When we purchased this waterfront area from Rotherham Borough Council as part of a wider portfolio, we saw more than just its 280 acres; we saw the potential for up to 400 homes, a golf course, and the regeneration of the land for a whole multitude of retail and leisure uses. So that’s what we did.
Our master plan accommodated 60 acres of development land, and achieved planning for 400 homes, employment uses of 200,000 sq. ft., and a further 100,000 sq. ft. of retail and leisure uses. Our investment in the area’s infrastructure included a golf course, bus facilities, nature walks and a 20 acre boating lake.
The development plots were sold to residential developers including Taylor Wimpey, along with the disposals to Radisson Hotels, Whitbread, KFC, Lidl and Subway. The overall profit on cost was in excess of 20%. Throughout the process, TCN managed the development including design, planning and sale. We also set up and ran the management company responsible for the service charge and management of the 280 acre estate, which we then handed over to the occupiers at final exit from the development.
